st george island real estate for sale

St. George Island is about 22 miles long, from tip to tip, and is comprised of 5 main sections.

The far eastern end of the island is a state park, and is gated but open to the public. It has two bath houses, and a good number of campsites, hiking trails, boat launches, and beautiful wide open beaches.

The next most eastern section of the residential section of the island is called the East End. Homes here are generally one home per acre in density, but the lots are drawn differently in different sections of the East End. It has a gorgeous bay side on the north side of East Gulf Beach Drive, and has 2 sets of homes on the south side of East Gulf Beach Drive - beachfront, and what we call "first tier" homes that have one lot between them and the beach. The East End is also home to 300 Ocean Mile, a small townhome community with two pools, on the beach side.

The middle section of the island, from 12th Street East to 12th Street West is called the Gulf Beaches area, and lots in this section of the island are generally 1/3rd acre each.

The commercial section of the island is from 3rd Street East to 3rd Street West, just 3 blocks on either side of the bridge that leads to the mainland. Restaurants, realty offices, and island-style shopping are all located in the commercial district, along with our newly reconstructed lighthouse. There are also public boat launch areas and fishing piers in this section of the island.

The western end of the island is a gated community called the St. George Plantation. You will need to be an owner or guest of an owner, renting one of the homes in the Plantation, or with a realtor to gain access through security in the Plantation. There is an Architectural Control Committee that must approve plans for all buildings and additions to homes in the Plantation. The airstrip is here, and other ammenities include a pool, two tennis courts, and a clubhouse. Lots are generally either one-half acre or one-acre in size. This section of the island is more heavily wooded, and ends at Sikes Cut with a boat launch accessible to all Plantation owners. Property here generally carries a bit of a premium on the price, but not always - it pays to shop around and look carefully at what your money can buy.

Which is *your* favorite section of the island if you are thinking of buying property here on St. George Island? It's a personal choice, and the best way to figure it out is to come look for yourself, and explore properties for sale in all three sections of St. George.

You can't go wrong with any of them!
